Many agents claim to be communicative but as the selling process lengthens, those agents fail to maintain any communication, let alone any ‘non-preferred’ feedback. In order to determine the value of your property in the context of the current market, it is necessary for Michaela to compile research into a Comparative Market Analysis that you will review together. By analyzing properties that have sold, are for sale, failed to sell or are currently pending within the immediate neighborhood, you can determine a realistic selling price range for your property. It is especially important that Michaela performs another analysis when bringing the property on the market if that is more than 30 days after your initial meeting. Multiple Attempts
Having an experienced, strong negotiator will net you the highest possible sales price. In the current Real Estate environment (2008 – 2009), the first offer you receive or accept is not necessarily the one that will make it to closing. A home inspection and financing contingencies must be satisfied in order for the sale to close. Your Listing Agent should see you through each transaction with the utmost of professionalism, patience and advice until your real estate goals are met. The Listing Agent does not get paid until a transaction is complete and closed. Michaela’s goal is to navigate as smooth a transaction as possible, as quickly as possible in order to meet your needs in selling your property once by setting realistic expectations throughout the process.
